After more than 20 years, this 27-story, 495,000 sq. ft. Class-A office building needed significant systems upgrades. Pneumatic controls have been replaced throughout the building with direct digital controls. On-going work will include replacement of a 1,600-ton chiller plant, all perimeter electric heat, 55 air-handling units and 1,100 VAV air distribution boxes. The property manager has reduced staff and has seen fewer hot-cold comfort calls from tenants. In addition, system improvements have been made for many tenants in the building and peer review services have been provided for interior design firms doing tenant remodeling work.
